The state's former Agnews Developmental Center is a step closer to being transformed into a San Jose park and the site of two public schools.

The $80 million sale of the land was finalized Monday. The Santa Clara Unified School District, which plans to build a K-8 school and a high school to accommodate burgeoning enrollment, paid $64 million for its portion of the land and for expected cleanup costs. The city of San Jose paid $16 million for land slated for a regional park, which could include basketball courts, trails and soccer and cricket fields.

The Agnews site in North San Jose is near major employers like Cisco Systems and eBay, in an area where the city plans 32,000 homes and 26 million square feet of business space -- equivalent to all the office-industrial inventory of Palo Alto -- eventually to be built.

The city and school district now will clear the land, demolish buildings and secure the 81-acre site, at 3500 Zanker Road.

The two agencies will plan a celebration later to mark the transfer of the land from the state.
